Hi neighbors! I’m wondering who you all use for gas (propane) service and tank refills. Our house doesn’t have any gas lines, and because I’m planning to switch over our electric range to a gas one, we’ll need to find a service to install a tank and line. Can you recommend any local companies with whom you’ve had a particularly good (or bad) experience? Bonus points if you’ve had this done at your house and can share any insight or tips on the process. We have a buried tank in our side yard that is maintained and filled by Quality Oil. They are great to work with! Not sure of the cost to install the tank but for us to fill it it was around $300 but we are still using that fuel and it’s been almost a year.

This is who we have had come do a deep cleaning of our house here and previous. Haven’t used them for regular monthly cleaning but they do offer it. Prices range depending on what you want done but typically when we have it done for the holidays it’s around $400 for whole house top to bottom. There are normally three people that come and they do an amazing job. They charge by the hour.

An agreement was made with Duke during the contruction of our community. In addition we do maintain 4 public areas which drive up the landscaping costs (area behind mailboxes, across from mailboxes, front entrance and recently an area off of Sprucewood. We moved here in 2016. The dues were already set in place by the developers. Dues have remained the same since we have been here...even during those years that we had a deficit in the budget. Last year was the first time I can recall that we did not have a deficit. I highly encourage residents to consider being on the ARC or Board to learn about what it truly entails for VOLUNTEERS to keep our community a place we all want to call home. We work on all kinds of issues including the

Last July, many neighbors raised concerns over the speed limit in our neighborhood and requested some form of action be taken. In response to these concerns, I contacted the appropriate authorities on behalf of the HOA, reporting that the state mandated speed limit was 35mph, however we could lower this to 25mph by submitting a petition signed by 70% of residents. We formed a committee of neighborhood volunteers to go door to door to collect signatures. Despite our best efforts we were less than 5 signatures away from hitting our goal therefore the petition could not be submitted. During the annual meeting, as well as on the Facebook page, I reported this asking for those who had not signed to reach out. The local authorities held off as long as they could before placing the sign designating our neighborhood speed limit as 35mph. We have been fortunate and have never lost power other than a few flickers.
We once lost it for a couple of hours, but it was during the day, so it didn’t really matter.

Please know we have addressed this situation with management company and renters via personal discussions with renters, violation and hearing letters and then fines since August. We will send certified letter tomorrow to management company with additional fines. If it doesn’t stop we will consult with Superior on next steps. I was walking my dogs this morning, when out of nowhere, a white German shepherd ran up to me and my dogs. He was in an aggressive/defensive stance with his hair all sticking up and went directly to my male dog. Yes, this dog may be friendly but I don’t know that. They are still animals with animal instincts. It scared the heck out of me! There was another German shepherd behind him, but he stayed in the yard. I have seen this car two days in a row I believe. I thought it was odd they kept slowing down in front of my neighbor’s house and it caught my attention as I was working in my office. I noticed today there was balloon in the back that kept floating up and down. I figured maybe they were tending to a kid in the back or something. Thanks for keeping a look out everyone!
We have confirmed that it is not the HOA or a Superior rep. We are looking into this as we understand it is a concerning to many of us.
What a great neighborhood...thank you all for being on the lookout for suspicious activity and acting on it. HOA knows who the individual was and their intentions which is regarding HOA. I just checked with the owners and they hunt it and aren’t allowing others to hunt it. It is leased for farming rights.
